Best Mortgage Lenders for Bad Credit: 2026 Picks

Finding a mortgage when your credit score is less than perfect can feel like an uphill battle. Many traditional lenders will turn you away or offer rates that seem punishing. But the reality is that homeownership is still within reach for many people with bad credit, provided you know where to look and how to prepare. The key is to identify lenders who specialize in FHA loans, VA loans, or non-prime products, and to understand which trade-offs you might need to accept, such as higher interest rates or larger down payments. This guide examines the best mortgage lenders for bad credit in 2026, what to expect, and how to strengthen your application before you apply.

Before diving into specific lenders, it is important to understand that “bad credit” is a broad term. A score of 580 is different from a score of 620, and a score of 500 is different again. Different lenders have different minimum thresholds, and some government-backed loan programs are far more forgiving than conventional ones. Your goal is not just to find any lender, but to find one that offers a realistic path to approval with terms you can actually afford. That means comparing not only interest rates but also fees, down payment requirements, and the lender’s willingness to work with your specific financial profile.

How We Identified the Best Lenders for Bad Credit

To create this list, we analyzed more than a dozen national lenders, credit unions, and online mortgage platforms. We focused on several key factors: the minimum credit score required, the minimum down payment, the types of loan products offered (especially FHA and VA), the lender’s history of working with first-time buyers, and the transparency of their fee structures. We also considered customer satisfaction data and the availability of educational resources, because a lender that helps you understand the process is often a better partner for someone with credit challenges.

We also weighted lenders who offer manual underwriting. Manual underwriting is a process where a human reviews your entire financial picture, rather than relying solely on a credit score. This can be a lifeline for borrowers with no credit score or with a thin credit file, such as those who have paid in cash for years. Lenders that offer this option are rare, so they stand out on our list.

Top Mortgage Lenders for Bad Credit in 2026

The following lenders are among the most accommodating for borrowers with credit scores below 640. While no single lender is perfect for everyone, these institutions have demonstrated a consistent commitment to helping credit-challenged buyers. As you review each one, keep your own priorities in mind: some lenders are better for FHA loans, while others excel at VA or USDA loans, and some are simply more flexible with credit score minimums.

1. Quicken Loans (Rocket Mortgage)

Rocket Mortgage is one of the largest online mortgage lenders in the country, and it has a dedicated team for borrowers with lower credit scores. They offer FHA loans with a minimum credit score of 580 and a down payment of just 3.5%. For veterans, they also offer VA loans with no down payment and even more lenient credit requirements. What sets Rocket Mortgage apart is their digital platform, which makes it easy to upload documents, track your approval status, and communicate with your loan officer. This can reduce the stress of the mortgage process, which is often amplified when you are worried about your credit.

However, Rocket Mortgage is not the best choice for everyone. They do not offer USDA loans, which are a great option for buyers in rural areas with no down payment. Additionally, their interest rates may be slightly higher than some credit unions, so you should compare quotes carefully. But if you value convenience and a streamlined online experience, Rocket Mortgage is a strong contender.

2. New American Funding

New American Funding is a direct lender that has earned a reputation for helping borrowers with less-than-perfect credit. They offer a full spectrum of loan products, including FHA, VA, and USDA loans. Their FHA program requires a minimum score of 580, but they also have a proprietary “Fresh Start” program for borrowers with scores as low as 500. This program requires a larger down payment, usually 10%, but it can be a viable path for those who have had a foreclosure or bankruptcy in their past.

What makes New American Funding particularly appealing is their focus on education. They provide extensive resources on their website, including webinars and articles that explain the mortgage process for first-time buyers. This aligns well with the mission of Express Mortgage Quotes, which also prioritizes education as a tool for empowerment. If you are just starting your research, New American Funding is a good place to look.

3. Carrington Mortgage Services

Carrington Mortgage Services is a smaller, specialized lender that focuses on non-prime borrowers. They offer FHA loans with a minimum credit score of 580 and a 3.5% down payment. They also have a proprietary “Fresh Start” program for borrowers with scores as low as 500, similar to New American Funding. What sets Carrington apart is their willingness to consider alternative credit data, such as rent payments and utility bills, which can help borrowers who have a thin credit file.

Carrington also offers a fast preapproval process, often within 24 hours, which can be crucial in a competitive housing market. However, they are not available in all states, so you will need to check their coverage. If you live in an area they serve, they are worth a serious look.

4. Navy Federal Credit Union

If you are a veteran, active-duty service member, or a family member of someone who is, Navy Federal Credit Union is one of the best options for bad credit. They offer VA loans with no down payment and no mortgage insurance, and they have a minimum credit score of 620 for most loans. However, their internal underwriting guidelines are often more flexible than those of other lenders, and they have a reputation for working with borrowers who have had financial hardships. Their customer service is consistently rated among the best in the industry.

The downside is that Navy Federal is a credit union, so you must be a member to apply. Membership is open to all branches of the military, including the National Guard and Reserves, as well as Department of Defense civilians. If you qualify, this is a fantastic option.

5. Guild Mortgage

Guild Mortgage is a regional lender that has expanded nationally, and they are known for their work with first-time homebuyers. They offer FHA, VA, and USDA loans, and they have a minimum credit score of 580 for FHA loans. What is unique about Guild is their “Homebuyer Assistance” programs, which provide down payment and closing cost assistance in many states. This can be a game-changer if you have bad credit and limited savings.

Guild also offers a manual underwriting option for borrowers who do not have a traditional credit score. Their loan officers are trained to review bank statements, rent payment history, and other alternative data. If you have been paying rent on time for years but have no credit cards, Guild may be able to help.

As you compare these lenders, remember that the best mortgage lenders for bad credit are not just the ones with the lowest credit score minimums. You also need to consider the total cost of the loan, including the interest rate, origination fees, and mortgage insurance. A lender that approves you with a 580 score but charges a 7% interest rate may be worse than a lender that requires a 620 score but offers a 6% rate. Use online comparison tools to get a sense of the market, and then get personalized quotes from at least three lenders.

Loan Programs That Favor Bad Credit Borrowers

Understanding the specific loan programs available to you is just as important as choosing the right lender. Here are the most common programs that can help you get a mortgage with bad credit:

• FHA Loans: Insured by the Federal Housing Administration, these loans allow a credit score as low as 580 with a 3.5% down payment. If your score is between 500 and 579, you may still qualify with a 10% down payment. FHA loans are the most popular choice for bad credit borrowers.
• VA Loans: For veterans and active-duty service members, VA loans require no down payment and have no minimum credit score set by the VA, though individual lenders may impose their own requirements. They often have lower interest rates than FHA loans.
• USDA Loans: For buyers in eligible rural areas, USDA loans offer 100% financing with no down payment. The credit score requirement is typically 640, but some lenders offer flexibility with compensating factors.
• Non-Prime Loans: Some private lenders offer non-prime loans, also called subprime loans, with credit score minimums as low as 500. These loans come with higher interest rates and fees, but they can be a bridge to homeownership if you cannot qualify for government-backed loans.

Each of these programs has its own trade-offs. FHA loans require mortgage insurance premiums, which add to your monthly payment. VA loans have a funding fee, though it can be financed into the loan. USDA loans are limited by geography and income caps. Non-prime loans are the most expensive, so they should be a last resort. Your goal should be to qualify for a government-backed program whenever possible, as they offer the most favorable terms.

Steps to Improve Your Chances of Approval

Even if you are working with a lender that specializes in bad credit, there are concrete steps you can take to improve your application. These actions can help you secure a lower interest rate or a larger loan amount, and they can also speed up the underwriting process.

First, check your credit reports from all three major bureaus: Equifax, Experian, and TransUnion. Look for errors, such as accounts that are not yours or payments that were incorrectly reported as late. Dispute any inaccuracies you find. A single error can lower your score by 50 points or more, so this is a low-effort, high-reward step. You can get free copies of your reports at AnnualCreditReport.com.

Second, pay down your credit card balances. The most significant factor in your credit score is your credit utilization ratio, which is the amount of credit you are using compared to your total available credit. Aim to keep your utilization below 30%, and ideally below 10%. If you have a large balance, even paying it down by a few hundred dollars can boost your score. Avoid opening new credit cards or closing old ones in the months before you apply, as these actions can lower your average account age and reduce your score.

Third, save for a larger down payment. While FHA loans allow a 3.5% down payment, putting down 10% or 20% can make you less risky to lenders. It also lowers your monthly payment and may reduce your mortgage insurance costs. If you need help, look into down payment assistance programs in your state. Many are designed specifically for first-time buyers with low or moderate incomes.

Fourth, consider finding a co-signer with good credit. A co-signer agrees to be responsible for the loan if you default, which reduces the lender’s risk. This can make the difference between approval and denial, but it is a serious commitment for the co-signer, so be sure to discuss the risks openly. If you are married, adding your spouse’s income and credit to the application can also help.

Finally, get preapproved before you start house hunting. A preapproval letter shows sellers that you are a serious buyer, and it gives you a clear picture of what you can afford. It also allows you to lock in an interest rate for a set period, protecting you from rate increases while you search. When you are ready, you can use the tools and resources at Express Mortgage Quotes, including our mortgage calculator, to estimate your monthly payments and understand your budget.

How to Compare Mortgage Offers

Once you have gathered quotes from several lenders, it is time to compare them. Do not just look at the interest rate; that is only one piece of the puzzle. You also need to consider the annual percentage rate (APR), which includes the interest rate plus lender fees and points. The APR gives you a more accurate picture of the total cost of the loan. Additionally, look at the loan estimate document, which the lender is required to provide within three business days of your application. This document lists all closing costs, including origination fees, appraisal fees, and title insurance.

Pay close attention to the interest rate and whether it is fixed or adjustable. A fixed-rate loan keeps the same interest rate for the life of the loan, which is ideal if you plan to stay in the home for many years. An adjustable-rate mortgage (ARM) starts with a lower rate that can change after a set period, which can be riskier. For bad credit borrowers, a fixed-rate loan is often the safer choice, as you will not be surprised by rising payments.

Another factor is the lender’s reputation for customer service. You can read reviews on sites like the Better Business Bureau and Trustpilot, but also consider how responsive the lender was during the preapproval process. Did they answer your questions promptly? Were they willing to explain the terms in plain language? A lender that communicates well can be invaluable, especially if you have complex financial circumstances.

Finally, consider the lender’s flexibility with credit score requirements. Some lenders have overlays, which are stricter rules than the minimum set by FHA or VA. For example, an FHA loan might allow a 500 score, but a lender might require a 620. Ask each lender about their specific overlays before you apply, so you do not waste time with an application that is doomed to fail. In our guide on online mortgage lenders, we explain how to compare rates and save money, which is especially relevant when you are working with a tighter budget.

Why Your Credit Score Is Not the Only Factor

Lenders look at more than your credit score when deciding whether to approve your loan. They also consider your debt-to-income (DTI) ratio, which is your total monthly debt payments divided by your gross monthly income. Most lenders prefer a DTI below 43%, though some allow up to 50% with compensating factors. Your employment history is also important. Lenders like to see at least two years of consistent income, and they will verify your employment with your employer.

Your savings and assets also matter. If you have a large amount of cash reserves after closing, you are less risky to a lender. This is because you are more likely to be able to make your mortgage payments if you hit a rough patch. Even a small amount of savings can make a difference, so do not empty your bank account to make a larger down payment if it leaves you with no cushion.

For self-employed borrowers, lenders will review your tax returns, profit and loss statements, and bank statements to determine your income. This can be more complicated, but it is not impossible. Some lenders, like the ones on this list, have specialized departments for self-employed borrowers. If you are self-employed and have bad credit, you may need to provide more documentation, so be prepared.

Your credit score is a snapshot of your past, but your current financial situation is what really matters. Lenders want to see that you have the ability and the willingness to repay the loan. If you can demonstrate that, you can often overcome a low score. That is why it is essential to work with a lender that takes a holistic view of your application.
