Conventional Mortgage Loans: Your 2026 Guide

When you start shopping for a home loan, you will quickly notice that the mortgage world splits into two main camps: government-backed loans and conventional mortgage loans. If you have a solid credit score and a stable income, conventional loans often offer the most flexibility and the best long-term value. But they also come with stricter requirements and larger down payment expectations than their government-backed cousins. This guide walks you through every key detail, from down payment minimums to private mortgage insurance, so you can decide with confidence whether a conventional loan is the right path for your home purchase.

What Are Conventional Mortgage Loans?

Conventional mortgage loans are home loans that are not insured or guaranteed by a federal agency like the Federal Housing Administration (FHA), the U.S. Department of Veterans Affairs (VA), or the U.S. Department of Agriculture (USDA). Instead, they follow guidelines set by Fannie Mae and Freddie Mac, the two government-sponsored enterprises that buy most conventional loans from lenders. Because these loans carry no government guarantee, lenders take on more risk, which is why they tend to demand higher credit scores and larger down payments.

Most conventional loans are “conforming” loans, meaning they fall within the dollar limits set by the Federal Housing Finance Agency (FHFA). In 2025, the conforming loan limit for a single-family home in most U.S. counties is $806,500. If you need to borrow more than that, you are looking at a jumbo loan, which is a type of non-conforming conventional loan. Jumbo loans have their own stricter requirements, including higher credit scores and larger cash reserves.

Conventional vs. FHA: Which Loan Is Right for You?

The most common alternative to a conventional loan is an FHA loan, which is backed by the Federal Housing Administration. FHA loans are famous for their low down payment requirement of just 3.5% and their forgiving credit standards, making them a favorite among first-time buyers. However, that flexibility comes at a cost: FHA loans require an upfront mortgage insurance premium (UFMIP) of 1.75% of the loan amount, plus an annual premium that typically lasts for the life of the loan unless you put down at least 10%.

Conventional loans, by contrast, allow you to cancel private mortgage insurance (PMI) once your loan-to-value ratio reaches 80%, meaning you have 20% equity in the home. This can save you tens of thousands of dollars over the life of the loan. Additionally, conventional loans offer more flexibility in loan terms, including 15-year and 20-year fixed-rate options, and they do not require an upfront insurance premium. If you have a credit score of 740 or higher, a conventional loan will almost always give you a lower monthly payment and total interest cost than an FHA loan.

Key Requirements for Conventional Loans

Conventional mortgage loans are not one-size-fits-all. Lenders evaluate your financial profile against a set of standards that include credit score, debt-to-income ratio, down payment, and cash reserves. Here are the typical requirements you will encounter:

• Credit score: A minimum of 620, though a score of 740 or higher qualifies you for the best interest rates.
• Down payment: As low as 3% for first-time buyers with certain programs, but 5% to 20% is more common. A 20% down payment lets you avoid PMI entirely.
• Debt-to-income (DTI) ratio: Your total monthly debts, including the new mortgage payment, should not exceed 43% of your gross monthly income, though some lenders allow up to 50% with compensating factors.
• Cash reserves: You may need to show enough savings to cover two to six months of mortgage payments, especially for jumbo loans or if your down payment is small.

Meeting these requirements does not guarantee approval, but it puts you in a strong position. Lenders also review your employment history (typically two years of consistent income) and your asset statements to verify that your down payment and closing costs come from legitimate sources.

Down Payment Options and PMI

The down payment is often the biggest hurdle for buyers. Conventional loans allow down payments as low as 3% through programs like Fannie Mae’s HomeReady and Freddie Mac’s Home Possible, but these programs have income limits and require homebuyer education courses. If you put down less than 20%, you will need to pay PMI, which protects the lender in case you default.

PMI costs roughly 0.5% to 1% of the loan amount per year. On a $400,000 loan, that translates to an extra $166 to $333 per month. The good news is that PMI is not permanent. Once your equity reaches 20%, you can request to cancel it, and when your equity hits 22%, the lender must automatically terminate it. This is a huge advantage over FHA mortgage insurance, which you cannot cancel unless you refinance into a conventional loan.

Fixed-Rate vs. Adjustable-Rate Conventional Loans

Conventional loans come in two interest rate structures: fixed-rate and adjustable-rate. A fixed-rate loan locks in your interest rate for the entire term, typically 15 or 30 years, giving you predictable monthly payments. This is the safest option if you plan to stay in your home for more than five years and you want to avoid payment shock.

An adjustable-rate mortgage (ARM) has a fixed rate for an initial period (usually 5, 7, or 10 years) and then adjusts annually based on a financial index. ARMs often start with lower rates than fixed-rate loans, making them attractive if you plan to sell or refinance before the adjustment period ends. However, your payments can increase significantly once the rate adjusts, so you need to be comfortable with that risk. For a deeper dive into how ARMs work, see our guide on jumbo mortgage loans, which explains rate structures for high-balance loans.

Conforming vs. Jumbo Conventional Loans

As mentioned, conventional loans are divided into conforming and jumbo categories. Conforming loans meet the FHFA limits and can be sold to Fannie Mae or Freddie Mac, which keeps interest rates competitive. Jumbo loans exceed those limits and cannot be sold to the GSEs, so lenders keep them on their books or sell them to private investors. Because jumbo loans carry more risk, they typically require higher credit scores (often 700 or above), larger down payments (usually 20% or more), and substantial cash reserves.

If you are shopping in a high-cost area like California or New York, you may need a jumbo loan to afford a median-priced home. The trade-off is that jumbo rates are often slightly higher than conforming rates, though the gap has narrowed in recent years. Steps to Get a Conventional Loan

If you decide a conventional loan fits your financial situation, the application process involves several clear steps. Here is a numbered breakdown of what to expect:

1. Check your credit: Pull your credit reports from all three bureaus (Equifax, Experian, TransUnion) and dispute any errors. The higher your score, the better your rate.
2. Calculate your budget: Use a mortgage calculator to estimate your monthly payment, including taxes, insurance, and PMI if applicable. This helps you determine how much home you can afford.
3. Compare lenders: Shop around with at least three different lenders, including banks, credit unions, and online mortgage companies. Compare interest rates, closing costs, and customer service.
4. Get pre-approved: Submit a formal application and provide documentation (pay stubs, tax returns, bank statements). Your lender will issue a pre-approval letter stating the loan amount you qualify for.
5. Find your home and make an offer: With a pre-approval in hand, you can confidently make an offer on a home. Your real estate agent will help you negotiate.
6. Complete the underwriting process: After your offer is accepted, the lender will verify your financial details and order an appraisal to confirm the home’s value.
7. Close on your loan: Sign the final paperwork, pay closing costs, and receive the keys to your new home.

Benefits of Choosing a Conventional Loan

Conventional mortgage loans offer several advantages that make them the preferred choice for many buyers. First, they have lower overall costs than FHA loans when you factor in the ability to cancel PMI. Second, they allow for more flexible loan terms, so you can choose a 15-year term to build equity faster or a 30-year term to keep payments low. Third, conventional loans are available for a wide range of property types, including primary residences, second homes, and investment properties.

Another major benefit is that conventional loans do not require an upfront mortgage insurance premium, saving you thousands at closing. Additionally, if you put down 20% or more, you can skip PMI entirely, which reduces your monthly payment significantly. For buyers with strong credit, conventional loans also offer the best interest rates on the market, which translates to lower lifetime interest costs.

Potential Drawbacks to Consider

No loan product is perfect, and conventional loans have some downsides. The most obvious is the higher down payment requirement. While 3% down programs exist, they are not available everywhere, and you will still need to pay PMI. If you have a credit score below 620, you may not qualify for a conventional loan at all, which pushes you toward FHA or subprime options.

Conventional loans also have stricter debt-to-income ratio limits compared to FHA loans, which allow DTI ratios up to 57% in some cases. If you have significant student loan payments or car loans, you might struggle to fit a conventional mortgage payment into your budget. In that scenario, an FHA loan might be more accessible, even with its higher insurance costs.

How to Get the Best Conventional Loan Rate

Getting the best rate on a conventional loan is all about preparation. Start by boosting your credit score: pay down credit card balances, avoid opening new credit accounts, and correct any errors on your credit report. A score of 740 or higher will unlock the most favorable rates.

Next, save for a larger down payment. The more you put down, the lower your loan-to-value ratio, which reduces your risk in the lender’s eyes. Even moving from 5% down to 10% down can lower your rate by 0.25% or more. Finally, shop around aggressively. According to a 2024 study by the Consumer Financial Protection Bureau, borrowers who get quotes from multiple lenders save an average of $1,200 per year on their mortgage payments. Final Thoughts

Conventional mortgage loans are a powerful tool for homebuyers who have solid credit and a reasonable down payment. They offer lower long-term costs, flexible terms, and the ability to eliminate PMI once you build equity. While they are not the right choice for everyone, especially those with lower credit scores or high debt levels, they remain the gold standard for financially stable borrowers. Take the time to compare your options, run the numbers, and consult with a trusted lender to make the best decision for your future.
