How to Get a VA Loan: Steps for 2026

For millions of veterans, active-duty service members, and eligible surviving spouses, the VA loan is one of the most powerful benefits ever created. It offers a path to homeownership with no down payment, no private mortgage insurance, and some of the most competitive interest rates in the lending market. Yet despite these clear advantages, many who qualify never use their benefit, often because the process feels intimidating or because they are unsure where to begin. The truth is that getting a VA loan is a straightforward, step-by-step journey, and understanding the path ahead makes the entire experience smoother and far less stressful.

This guide walks you through exactly how to get a VA loan, from confirming your eligibility to closing on your new home. You will learn what documentation you need, how to read your Certificate of Eligibility, what lenders look for, and how to avoid common mistakes that delay closings. Whether you are a first-time buyer or a veteran who has used the benefit before, this resource gives you the clarity and confidence to move forward. And when you are ready to compare lenders, you can use a service like Express Mortgage Quotes to receive offers from verified mortgage professionals who understand VA lending inside and out.

Step 1: Confirm Your Eligibility for a VA Loan

Before you can apply for a VA loan, you must verify that you meet the Department of Veterans Affairs eligibility requirements. Eligibility is not automatic for every person with military service; it depends on your service dates, duty status, and character of service. Generally, you qualify if you served 90 consecutive days of active duty during wartime, 181 days of active duty during peacetime, or more than six years in the National Guard or Reserves. Veterans discharged due to a service-connected disability are exempt from minimum service requirements, as are surviving spouses of service members who died in the line of duty or from a service-connected disability.

If you are unsure whether you meet these criteria, the VA provides an online portal and a direct phone line to check your status. You will need your discharge papers, known as DD Form 214, to verify your service history. For current service members, a statement of service from your commanding officer may be required instead. The fastest way to confirm eligibility is to obtain your Certificate of Eligibility (COE), which we discuss in detail below. Understanding who qualifies for a VA loan is the foundation of the entire process, so take the time to get this step right.

Step 2: Obtain Your Certificate of Eligibility (COE)

The Certificate of Eligibility is the official document that proves to lenders that you meet the VA’s service requirements and are entitled to the benefit. Without a COE, a lender cannot process your VA loan application. Fortunately, obtaining your COE is easier than ever. The VA offers an online application through the eBenefits portal, and most applicants receive an instant decision. You can also request a COE by mail using VA Form 26-1880, or your lender can obtain it on your behalf through the VA’s automated system, which often returns results within minutes.

When applying for your COE, you will need to provide identifying information such as your Social Security number, date of birth, and military service details. If you have not yet separated from service, a statement of service is required. For surviving spouses, additional documentation like a marriage certificate and the service member’s death certificate may be necessary. Once you receive your COE, review it carefully to ensure all details are accurate, as errors can delay your loan approval. If you need a replacement COE later, you can request one online or ask your lender to pull it again, since the VA keeps digital records.

Step 3: Understand Your Entitlement and Remaining Loan Limit

Your COE will show your basic entitlement, which is the amount the VA guarantees to your lender if you default on the loan. For most eligible borrowers, the basic entitlement is $36,000, but this can be increased based on the conforming loan limit for your county. In 2026, the standard conforming loan limit for a single-family home is $766,550 in most areas, which means most veterans can borrow up to that amount without a down payment. However, if you have already used a VA loan in the past and still own that home, your remaining entitlement may be reduced, which could affect your ability to buy another home without a down payment.

Understanding your remaining entitlement is critical, especially if you are looking at homes above the county loan limit or if you have an active VA loan. You can restore your entitlement once the previous home is sold and the loan is paid off, or you can apply for a one-time restoration if you have paid the loan in full but still own the property. In some cases, you may also be able to use a VA loan for a second home if you have sufficient remaining entitlement. A knowledgeable lender can help you calculate exactly where you stand, so do not hesitate to ask for this analysis early in the process.

Step 4: Check Your Credit and Finances

While the VA does not set a minimum credit score, private lenders do, and their requirements vary. Most VA-approved lenders look for a credit score of at least 620, though some may accept lower scores with compensating factors like a larger down payment or substantial cash reserves. Your credit report also matters because lenders review your payment history, outstanding debts, and any collections or bankruptcies. Before you apply, pull your credit report from all three bureaus and dispute any errors you find. A higher credit score can help you secure a lower interest rate, which saves you thousands of dollars over the life of the loan.

In addition to credit, lenders evaluate your debt-to-income (DTI) ratio, which compares your monthly debt payments to your gross monthly income. The VA generally allows a DTI ratio of up to 41%, but many lenders prefer lower ratios. If your DTI is above 41%, you may still qualify if you have residual income, which is the amount of money left after paying all major expenses. The VA requires sufficient residual income to ensure you can handle unexpected costs. Review your monthly budget and consider paying down credit card balances or other loans to improve your DTI before applying. A lower DTI not only improves your approval odds but also gives you more negotiating power on the interest rate.

Step 5: Gather Required Documents

Once your eligibility is confirmed and your finances are in order, you will need to assemble the paperwork lenders require. Having these documents ready before you start the application process speeds things up considerably. Here is a checklist of the most common items:

• Certificate of Eligibility (COE) or proof of eligibility
• DD Form 214 (for separated veterans) or statement of service (for active duty)
• Two years of federal tax returns and W-2 statements
• Recent pay stubs covering the last 30 days
• Bank statements for the last two to three months
• Documentation of any additional income, such as disability, rental, or investment income

Self-employed veterans will need to provide two years of business tax returns and a profit-and-loss statement. If you receive nontaxable income like disability benefits, you must show proof of that income because lenders will add it back to your gross income for qualifying purposes. Keeping these documents organized in a digital folder makes it easy to upload them when you apply. If you are unsure whether a specific document is needed, ask your lender, as requirements can vary by institution.

Step 6: Choose the Right VA Lender

Not all mortgage lenders are created equal when it comes to VA loans. Some have extensive experience with the VA process, while others may be less familiar and make costly mistakes. Look for a lender that is VA-approved and has a track record of closing VA loans efficiently. Ask about their average closing time, whether they offer in-house processing, and how they handle appraisals and underwriting. A good VA lender will explain the process clearly, provide a Loan Estimate within three business days of your application, and answer your questions without jargon.

Comparing offers from multiple lenders is one of the smartest moves you can make. Even a small difference in interest rates can save you tens of thousands of dollars over a 30-year mortgage. Express Mortgage Quotes can connect you with several verified lenders who specialize in VA loans, allowing you to compare rates, fees, and terms side by side. This service is free and does not affect your credit score when you request preliminary quotes. By shopping around, you ensure you are getting the best deal available, and you gain leverage to negotiate with lenders for better terms.

Step 7: Apply for the VA Loan

With your lender selected, it is time to submit your formal application. Most lenders offer an online application that takes about 30 to 45 minutes to complete. You will provide personal information, employment details, and financial data, and you will upload the documents you gathered earlier. Be prepared to authorize a credit check, which will pull your credit report and score. During this phase, your loan officer will discuss your goals, including the purchase price, loan term (usually 15 or 30 years), and whether you want to pay discount points to lower your rate.

After you submit your application, the lender will issue a Loan Estimate within three business days. This document outlines your interest rate, monthly payment, closing costs, and other fees. Review it carefully to ensure there are no surprises. If the numbers look different from what you discussed, ask for clarification. You have the right to shop for a better deal, and you can switch lenders if you find a more favorable offer, as long as you do so before closing. Once you accept the Loan Estimate, you move into the processing and underwriting stage.

Step 8: Undergo the VA Appraisal and Underwriting

Unlike a standard home inspection, the VA appraisal is a required valuation that ensures the property meets the VA’s Minimum Property Requirements (MPRs). These requirements cover safety, sanitation, and structural integrity. For example, the home must have a safe water supply, adequate heating, and no lead-based paint hazards. The appraiser also determines the fair market value of the property, which is critical because the VA loan is based on the lower of the purchase price or the appraised value. If the appraisal comes in lower than the purchase price, you may need to renegotiate with the seller or bring additional cash to close.

Underwriting is the lender’s internal review of your entire file. The underwriter verifies your income, assets, and employment, and ensures that all VA requirements are met. This process can take anywhere from a few days to a few weeks, depending on the complexity of your file and the lender’s workload. During underwriting, you may receive requests for additional documentation, such as a letter of explanation for a credit inquiry or proof of a large deposit. Respond to these requests promptly to avoid delays. Once the underwriter approves your file, you will receive a Conditional Commitment, and the loan moves to the closing stage.

Step 9: Close on Your VA Loan

Closing is the final step where you sign all the legal documents and officially take ownership of the home. Before closing day, your lender will provide a Closing Disclosure at least three business days in advance. This document lists the final loan terms, closing costs, and the amount you need to bring to closing. Review it for accuracy, especially the interest rate, loan amount, and fees. If any numbers have changed from the Loan Estimate, ask your lender to explain the difference. You have the right to cancel the loan within three days of signing the Closing Disclosure if you change your mind, though this is rare.

On closing day, you will sign the mortgage note, the deed of trust, and other required paperwork. You will also pay closing costs, which typically range from 2% to 5% of the loan amount. A major advantage of VA loans is that the seller can pay up to 4% of the purchase price toward your closing costs and prepaid items, such as property taxes and insurance. If you negotiate this into your contract, you may be able to close with little to no money out of pocket. After the documents are signed and the loan is funded, you receive the keys to your new home, and your VA loan journey is complete.

Common VA Loan Mistakes to Avoid

Many veterans make avoidable errors that slow down the process or cost them money. One of the most common mistakes is applying for a VA loan without obtaining a COE first, which delays the application. Another is assuming you cannot afford a home because you do not have a down payment, when in fact the VA loan offers a 0% down payment option for most buyers. Some also overlook the funding fee, which is a one-time cost paid at closing unless you are exempt due to a service-connected disability. Understanding the funding fee and whether you qualify for an exemption can save you thousands.

Additionally, some borrowers make the mistake of not shopping around for lenders. Even a 0.25% difference in interest rates can add up to more than $15,000 in extra interest over a 30-year loan. Use comparison tools and request quotes from multiple lenders to ensure you are getting the best terms. Another common error is making a large purchase or taking on new debt before closing, which can alter your credit score or DTI and jeopardize your approval. Finally, do not skip the home inspection. The VA appraisal is not a substitute for a thorough inspection by a qualified professional, and it can uncover issues that the appraiser might miss.
