Reverse Mortgage Company: Key Factors to Consider

For homeowners aged 62 and older, a reverse mortgage can be a powerful financial tool to access home equity without selling the property or making monthly mortgage payments. But the loan itself is only part of the equation. The company you work with determines the fees, service quality, and long-term experience. Selecting the right reverse mortgage company requires careful research, a clear understanding of costs, and a trustworthy partner who prioritizes your retirement goals.

Understanding Reverse Mortgages and How They Work

A reverse mortgage allows eligible homeowners to convert a portion of their home equity into tax-free cash. Unlike a traditional mortgage, you do not make monthly payments to the lender. Instead, interest accrues on the loan balance, and the loan becomes due when you move out permanently, sell the home, or pass away. The most common type is the Home Equity Conversion Mortgage (HECM), which is insured by the Federal Housing Administration (FHA). Some private lenders also offer proprietary reverse mortgages on higher-value homes.

Borrowers must continue to pay property taxes, homeowners insurance, and maintain the property. Failure to do so can trigger a loan default. The loan amount depends on the youngest borrower’s age, the home’s appraised value, and current interest rates. For example, a 70-year-old with a $400,000 home might qualify for around $200,000 to $250,000 in available equity, depending on rates. Because these loans are complex, working with a knowledgeable reverse mortgage company is essential to avoid costly mistakes.

What Does a Reverse Mortgage Company Do?

A reverse mortgage company originates and services these specialized loans. Some lenders focus exclusively on reverse mortgages, while large banks offer them as one product among many. The company handles the application process, arranges the required HUD-approved counseling session, orders the appraisal, and funds the loan at closing. After closing, the company may also service the loan by managing disbursements, sending annual statements, and handling borrower inquiries.

Not all reverse mortgage companies are the same. Some charge higher origination fees or add unnecessary third-party costs. Others have poorly trained staff who may not explain the loan’s terms clearly. In our beginner’s guide to reverse mortgages, we explain how to distinguish between reputable lenders and those that prioritize profit over borrower well-being. The company you choose should be transparent about all fees, willing to answer questions, and compliant with HUD guidelines.

Key Factors for Choosing a Reverse Mortgage Company

When evaluating potential lenders, focus on several critical areas. Below are the most important factors to research before committing.

• Reputation and ratings: Check the Better Business Bureau (BBB) rating, online reviews, and any complaints filed with the Consumer Financial Protection Bureau (CFPB). A history of unresolved complaints is a red flag.
• Fees and costs: Compare origination fees, third-party closing costs, servicing fees, and mortgage insurance premiums. The total annual loan cost (TALC) gives you a standardized way to compare offers.
• Loan products offered: Some companies only offer HECM loans, while others provide proprietary options for homes valued above the FHA limit (currently $1,149,825 in most areas). Choose a company that fits your home’s value and financial needs.
• Customer service and education: A good company provides clear explanations, does not pressure you into a loan, and ensures you understand the counseling requirement before you apply.

Each factor plays a role in the long-term cost and convenience of your reverse mortgage. For instance, a lender with slightly higher upfront fees but lower servicing charges over 10 years may be more affordable overall. How to Compare Reverse Mortgage Quotes

Just as you would compare rates on a conventional mortgage, you should obtain quotes from at least three reverse mortgage companies. Because reverse mortgages use adjustable rates (with periodic and lifetime caps) or fixed rates (for lump-sum payouts), comparing apples-to-apples requires careful attention to the loan terms. The most reliable comparison metric is the Total Annual Loan Cost (TALC) rate, which includes all fees and projected interest over a specific period, such as five or 10 years.

When you receive a quote, ask the lender for a detailed loan amortization schedule. This document shows how the loan balance grows each year and how much equity remains. Also verify the origination fee: HECM loans cap origination fees at $6,000 or 2.5% of the first $200,000 plus 0.5% of the amount exceeding $200,000, up to a maximum of $6,000. Proprietary loans may have different fee structures. After gathering quotes, use our reverse mortgage calculator to estimate your loan amount and see how different rates affect available cash. The calculator can help you narrow down the most cost-effective option before contacting the lender.

Beyond the numbers, evaluate the company’s responsiveness and willingness to explain each charge. A company that dodges questions about fees today may give you poor service later. Ask for references from recent clients who completed a reverse mortgage with them. A trustworthy reverse mortgage company will happily provide testimonials or connect you with past borrowers.

Common Misconceptions About Reverse Mortgage Companies

Many seniors hesitate to explore reverse mortgages because of myths spread by uninformed advisors or outdated media reports. Here are three persistent misconceptions and the truth behind them.

Myth: The bank owns your home. False. You retain the title to your home. The reverse mortgage is a lien against the property, similar to a traditional mortgage. As long as you meet loan obligations (taxes, insurance, maintenance), you remain the owner.

Myth: You will owe more than the home is worth. For HECM loans, the non-recourse feature protects you and your heirs. If the loan balance exceeds the home’s value at sale, the FHA insurance covers the difference. No one inherits debt. Proprietary reverse mortgages may also include non-recourse provisions, but verify with the lender.

Myth: Heirs must sell the home immediately. Heirs have up to six months (with possible extensions) to repay the loan or sell the property. They can also choose to keep the home by paying 95% of the appraised value. The reverse mortgage company cannot force a quick sale; regulations protect heirs’ rights.

Understanding these facts can help you approach the process with confidence. A knowledgeable reverse mortgage company will proactively address these misconceptions during your initial consultation.

Steps to Get Started with a Reverse Mortgage Company

Once you decide a reverse mortgage fits your retirement strategy, follow these steps to select a company and complete the loan process.

1. Research and compare companies. Use online resources like Express Mortgage Quotes to read educational articles and receive quotes from multiple verified lenders. Focus on companies with strong industry reputations and positive feedback from seniors.
2. Attend HUD-approved counseling. Federal law requires all HECM borrowers to complete a counseling session with a neutral housing counselor. This session covers loan terms, alternatives, and costs. Use the counseling to ask questions about the company you are considering.
3. Submit your application. After counseling, the reverse mortgage company will take your formal application, order an appraisal, and process your file. Expect a detailed closing disclosure showing all final costs.
4. Close and receive funds. At closing, you sign loan documents and receive your chosen disbursement option: lump sum, monthly payments, line of credit, or a combination. The company then records the lien and disburses funds.
