Reverse Mortgage Rates in 2026: A Homeowner’s Guide

For homeowners aged 62 and older, a reverse mortgage can turn home equity into tax-free cash without requiring monthly mortgage payments. The catch that determines whether this strategy makes financial sense is the interest rate attached to the loan. Reverse mortgage rates influence how fast your loan balance grows, how much equity remains for you or your heirs, and how much money you can actually access at closing. Understanding how these rates work, what drives them, and how to compare offers from multiple lenders is the difference between a comfortable retirement supplement and an expensive mistake.

What Determines Reverse Mortgage Rates

Reverse mortgage rates are not set by a single government agency or a universal benchmark. Each lender prices its loans based on a combination of market conditions, borrower-specific factors, and the type of reverse mortgage being offered. The two most common products are the Home Equity Conversion Mortgage (HECM), which is insured by the Federal Housing Administration (FHA), and proprietary reverse mortgages, which are private loans designed for higher-value homes.

For HECMs, the interest rate is influenced by the expected interest rate (EIR) that lenders use to calculate your initial loan limit. The EIR is based on the 10-year London Interbank Offered Rate (LIBOR) swap rate or the Constant Maturity Treasury (CMT) rate, depending on the lender. Once your loan is originated, the actual interest rate you pay may be fixed or variable. Fixed-rate HECMs come with a single lump-sum payout and a rate that never changes. Variable-rate HECMs offer more flexibility in how you receive funds (line of credit, monthly payments, or a combination) but the rate can adjust monthly or annually based on the underlying index.

Proprietary reverse mortgages, sometimes called jumbo reverse mortgages, are not FHA-insured. Lenders set rates based on their own cost of capital, the loan-to-value ratio, and the borrower’s age and credit profile. These loans can offer higher lending limits for expensive homes, but the rates may be higher than HECM rates because the lender assumes more risk without government backing.

Fixed vs. Variable Rates

The choice between a fixed and variable rate depends on how you plan to use the money. If you need a lump sum for a specific purpose, such as paying off a forward mortgage or funding a home renovation, a fixed-rate HECM gives you predictability. You know exactly what you owe and how the balance will grow over time. If you want a line of credit that you can draw on as needed, a variable-rate HECM may be more suitable. The initial rate is often lower than a fixed rate, but it can rise over time, increasing the cost of your loan.

Variable rates on HECMs are tied to a margin plus an index. The margin is set by the lender and does not change. The index, often the one-year CMT or the Secured Overnight Financing Rate (SOFR), fluctuates with market conditions. Most variable-rate HECMs have annual and lifetime caps that limit how much the rate can increase. For example, a loan might have an annual cap of 2 percentage points and a lifetime cap of 5 percentage points above the initial rate.

How Reverse Mortgage Rates Affect Your Payout

The rate on your reverse mortgage directly impacts the amount of money you can borrow. Lenders use a formula that considers your age, the appraised value of your home, and the expected interest rate to determine your principal limit. The higher the expected rate, the lower your principal limit, because the lender needs to reserve more equity to cover future interest accrual.

For example, a 70-year-old borrower with a $400,000 home might qualify for a principal limit of $200,000 at a 4 percent expected rate. If the expected rate rises to 6 percent, that principal limit could drop to $170,000 or less. This is why shopping for the lowest possible rate is critical: even a small difference in rate can translate into tens of thousands of dollars in available funds.

Once the loan is originated, interest accrues on the outstanding balance. You are not required to make monthly payments, but the interest is added to the loan balance. Over time, the balance grows, reducing the equity that remains in your home. If you or your heirs want to keep the home after you move out or pass away, you will need to repay the loan balance, which includes the accumulated interest. A lower rate means slower balance growth and more equity preserved.

Understanding the Total Cost of a Reverse Mortgage

The interest rate is only one piece of the cost puzzle. Reverse mortgages also come with origination fees, mortgage insurance premiums (for HECMs), servicing fees, and closing costs. These expenses can add up quickly, so it is important to compare the annual percentage rate (APR), which incorporates both the interest rate and the fees, when evaluating offers from different lenders.

For HECMs, the FHA charges an upfront mortgage insurance premium (MIP) of 2 percent of the appraised value or the FHA lending limit, whichever is lower. There is also an annual MIP of 0.5 percent of the outstanding loan balance. These premiums protect the lender in case the loan balance exceeds the home’s value when the loan becomes due. Proprietary reverse mortgages do not have FHA insurance premiums, but they may have higher origination fees or other charges.

When you compare reverse mortgage rates, ask each lender for a Loan Estimate that breaks down all the costs. This document will show you the interest rate, the APR, the origination fee, the closing costs, and the total amount you will pay over the life of the loan. Use this information to make an apples-to-apples comparison.

Current Reverse Mortgage Rate Environment

Reverse mortgage rates fluctuate with the broader interest rate market. When the Federal Reserve raises or lowers its benchmark rate, it influences the cost of borrowing across the economy, including reverse mortgages. In a rising rate environment, reverse mortgage rates tend to increase, reducing the amount of equity homeowners can access. In a falling rate environment, rates decrease, making reverse mortgages more attractive and increasing principal limits.

As of 2026, the rate environment has been shaped by a mix of inflation concerns, Federal Reserve policy, and global economic conditions. While it is impossible to predict exactly where rates will go, homeowners considering a reverse mortgage should monitor trends and work with a lender who can lock in a favorable rate when the time is right. Some lenders offer rate locks for a specified period, giving you time to complete the application and closing process without worrying about rate changes.

It is also worth noting that reverse mortgage rates are typically higher than traditional forward mortgage rates. This is because reverse mortgages are considered higher-risk loans for lenders. The interest is not paid monthly, so the lender carries the risk of the balance growing beyond the home’s value. FHA insurance mitigates some of that risk for HECMs, but the rates still reflect the unique structure of the product.

How to Compare Reverse Mortgage Rates from Different Lenders

Not all reverse mortgage lenders offer the same rates or terms. Some specialize in HECMs, while others focus on proprietary products. Some have lower origination fees but higher interest rates, while others offer the opposite. To find the best deal, you need to shop around and compare offers from at least three lenders.

Start by gathering quotes from multiple lenders. You can use an online platform like Express Mortgage Quotes to connect with verified lenders who offer reverse mortgages. When you request quotes, provide accurate information about your age, the value of your home, and the amount of equity you want to access. This will help lenders give you realistic estimates.

Here are the key factors to compare when evaluating reverse mortgage offers:

• Interest rate: The rate itself, whether fixed or variable, and the margin and index for variable-rate loans.
• APR: The annual percentage rate, which includes both the interest rate and the fees, giving you a more complete picture of the cost.
• Origination fee: The fee the lender charges to process the loan, which can range from $2,500 to $6,000 or more.
• Closing costs: Appraisal fees, title search, credit report, and other third-party costs.
• Mortgage insurance premiums: For HECMs, the upfront and annual MIP.
• Servicing fee: The monthly fee the lender charges to manage the loan, which can be a fixed amount or a percentage of the balance.
• Payout options: Whether the lender offers a lump sum, line of credit, monthly payments, or a combination.

After you have gathered this information, compare the offers side by side. A loan with a slightly higher interest rate but much lower fees might be cheaper overall, depending on how long you plan to stay in the home. Use a reverse mortgage calculator to estimate how much you will owe over time under different scenarios.

Strategies to Get the Best Reverse Mortgage Rate

While you cannot control the broader interest rate market, you can take steps to improve your chances of getting a competitive rate on a reverse mortgage. Lenders consider several factors when setting rates, including your age, the value of your home, your credit history, and whether you have any existing mortgages or liens on the property.

One of the most effective strategies is to increase your age. The older you are, the more equity you can access, and the lower the risk to the lender. If you are on the younger end of the eligibility spectrum (62 to 70), you may want to wait a few years if you can afford to. Each year you wait increases your principal limit and may improve your rate.

Another strategy is to pay down any existing mortgage or liens on your home before applying for a reverse mortgage. A reverse mortgage must be in first lien position, meaning any existing mortgages must be paid off first. If you have a small balance remaining on your forward mortgage, paying it off can simplify the process and potentially lower your rate.

Improving your credit score can also help. While reverse mortgage lenders are more lenient than forward mortgage lenders when it comes to credit, a higher score can still work in your favor. Pay down credit card balances, avoid opening new accounts, and make all payments on time in the months leading up to your application.

Finally, consider working with a mortgage broker or an experienced reverse mortgage specialist. These professionals can help you navigate the application process, identify lenders that offer the best rates for your situation, and negotiate on your behalf. They can also explain the fine print and help you avoid costly mistakes.

Risks and Considerations

A reverse mortgage is a powerful financial tool, but it is not right for everyone. Because the loan balance grows over time, the equity in your home decreases. If you live for many years or if home values decline, you could end up owing more than your home is worth. FHA insurance protects you in this scenario for HECMs, but proprietary reverse mortgages may not offer the same protection.

You are still responsible for paying property taxes, homeowners insurance, and maintaining the home. If you fail to meet these obligations, the lender can declare the loan due and payable. This is a common reason why reverse mortgages go into default. Before you take out a reverse mortgage, make sure you have a plan for covering these ongoing expenses.

Reverse mortgages also have implications for your heirs. When you pass away, your heirs can choose to repay the loan and keep the home, sell the home and use the proceeds to repay the loan, or walk away and let the lender sell the home. If the home sells for more than the loan balance, the remaining equity goes to your heirs or your estate. If it sells for less, the FHA insurance covers the difference for HECMs.

It is also important to consider the impact on government benefits. A reverse mortgage does not affect Social Security or Medicare, but it can affect eligibility for need-based programs like Medicaid or Supplemental Security Income (SSI). The lump-sum payout from a reverse mortgage is considered an asset and could push you over the eligibility threshold for these programs. If you rely on these benefits, consult a financial advisor before proceeding.

Alternatives to Reverse Mortgages

If you need to access home equity but are not sure a reverse mortgage is right for you, there are other options to consider. A home equity loan or home equity line of credit (HELOC) allows you to borrow against your equity while you are still working or have the income to make monthly payments. These loans typically have lower interest rates than reverse mortgages, but they require monthly payments and a credit check.

A cash-out refinance is another option. This involves replacing your existing mortgage with a larger loan and taking the difference in cash. Like a home equity loan, a cash-out refinance requires monthly payments and a steady income. It may be a better choice if you plan to stay in your home for many years and want to pay off the loan over time.

For homeowners who are struggling to make mortgage payments, a reverse mortgage can provide relief by eliminating the monthly payment. However, it is important to weigh the long-term costs against the short-term benefits. If you only need a small amount of money, a reverse mortgage may not be worth the closing costs.

Before making a decision, take advantage of the free counseling that is required for HECM applicants. A HUD-approved counselor can explain the pros and cons of a reverse mortgage, discuss alternatives, and help you determine if it is the right fit for your financial situation.
