VA Loan vs Conventional Loan: Which Fits You?

Choosing between a VA loan and a conventional loan can feel like navigating a maze, especially when you are a veteran or active-duty service member trying to make the smartest financial move. Both options can get you into a home, but they work very differently. The right choice depends on your service history, your financial profile, and how much you want to put down upfront. This guide breaks down the key differences so you can decide with confidence.

Understanding the Core Differences

At the most basic level, a VA loan is a mortgage backed by the U.S. Department of Veterans Affairs, designed specifically for those who have served in the military. A conventional loan, on the other hand, is a mortgage not insured or guaranteed by a federal agency. It is the most common type of home loan in the United States and is typically sold to Fannie Mae or Freddie Mac.

The biggest practical difference comes down to risk. Because the VA guarantees a portion of the loan, lenders are willing to offer more favorable terms: no down payment, no private mortgage insurance (PMI), and more flexible credit requirements. Conventional loans, especially those with less than 20% down, usually require PMI, which adds to your monthly payment. They also demand a higher credit score for the best rates.

But conventional loans are not without their advantages. They offer more flexibility for investment properties and second homes, and they can be used by anyone, not just those with military service. For some borrowers, a conventional loan with a solid down payment can be cheaper over the long run, especially if you plan to stay in the home for a short period.

Key Eligibility Requirements

Eligibility is where these loans diverge most sharply. VA loans are not available to everyone. You must meet specific service requirements, which include serving a minimum number of active-duty days during wartime or peacetime, or being a surviving spouse of a service member who died in the line of duty. If you are unsure about your eligibility, you can review the official rules in our guide on VA loan qualification rules.

Conventional loans have no service requirements at all. Any U.S. citizen, permanent resident, or even a non-permanent resident with a valid visa can apply. The main hurdles are credit score and debt-to-income ratio. Most conventional lenders look for a minimum credit score of 620, though some may accept lower scores with higher interest rates. Your debt-to-income ratio, which measures how much of your monthly income goes toward debts, should generally be below 43%.

For VA loans, the credit score requirement is often more lenient. Many lenders will accept scores as low as 580, and some even lower. However, you will need a Certificate of Eligibility (COE) from the VA to prove your service. This document is essential and can be obtained online through the eBenefits portal or through your lender.

Down Payment and Mortgage Insurance

The down payment is where VA loans shine. You can buy a home with $0 down, which is a huge advantage for first-time buyers who may not have significant savings. Conventional loans require at least 3% down for a fixed-rate mortgage, but putting down less than 20% means you will likely pay PMI. This insurance protects the lender if you default, and it adds roughly 0.5% to 1% of the loan amount to your annual payment.

VA loans, by contrast, do not require PMI. Instead, they charge a one-time funding fee, which is a percentage of the loan amount that helps offset the cost to taxpayers. This fee can be rolled into the loan, so you do not have to pay it out of pocket. It ranges from 1.4% to 3.6%, depending on your down payment and whether it is your first use of the benefit. Veterans with a service-connected disability are exempt from this fee.

Here is a quick comparison of the upfront costs:

• VA loan: No down payment required, but a funding fee of 1.4% to 3.6% applies (waived for disabled veterans).
• Conventional loan: Minimum 3% down, plus PMI if you put down less than 20%.
• VA loan: No monthly mortgage insurance, which can save you hundreds each month.
• Conventional loan: PMI can be removed once you reach 20% equity, but you must request it.

When you compare the long-term costs, the VA loan often comes out ahead, especially if you are not planning to make a large down payment. The funding fee is a one-time cost, while PMI is a recurring monthly expense that can add up quickly.

Credit Score and Interest Rates

Your credit score plays a major role in both loan types, but the impact differs. With a conventional loan, a higher score can qualify you for a lower interest rate. A score above 740 typically gets you the best rates, while a score below 620 may disqualify you entirely. VA loans are more forgiving. Many lenders will approve a VA loan with a score in the 580 to 620 range, and the interest rates are often lower than conventional ones because the VA backing reduces lender risk.

That said, VA loans are not always the cheapest in terms of interest. The interest rate is influenced by market conditions and your lender, so it is wise to shop around. Some veterans find that a conventional loan with a large down payment and excellent credit offers a lower rate than a VA loan. However, you must factor in the PMI and the fact that VA loans do not require a down payment, which can free up cash for other investments or home improvements.

Lenders on the Express Mortgage Quotes platform can help you compare rates for both loan types, but the final decision should be based on your specific financial situation.

Loan Limits and Property Types

VA loans come with limits on how much you can borrow without a down payment. In 2026, the conforming loan limit for a single-family home is $806,500 in most areas, but it is higher in high-cost counties. If you need to borrow more than the limit, you can still get a VA loan, but you will need to make a down payment on the amount above the limit. Conventional loans also have conforming limits, but they allow for jumbo loans above those limits, which typically require a larger down payment and a higher credit score.

Property type is another differentiator. VA loans are only for your primary residence. You cannot use them to buy a vacation home or an investment property. Conventional loans, however, can be used for second homes and investment properties, though the down payment requirements are higher for those properties. If you are a veteran looking to build wealth through real estate, a conventional loan might be a better fit for non-owner-occupied properties.

Refinancing Options

Both loan types offer refinancing options, but the VA has a unique program: the Interest Rate Reduction Refinance Loan (IRRRL), also known as a VA streamline refinance. This allows you to refinance an existing VA loan to a lower rate with minimal paperwork and no appraisal. It is a fast and cost-effective way to take advantage of lower interest rates. For conventional loans, you can refinance to a new conventional loan or switch to an FHA loan, but you will need to go through a full underwriting process.

If you are considering a cash-out refinance, both VA and conventional loans allow it, but the VA loan has a limit of 100% loan-to-value for cash-out refinances, meaning you can borrow up to the full value of your home. Conventional cash-out refinances typically cap at 80% to 85% loan-to-value. This makes a VA cash-out refinance a powerful tool for veterans who need to access equity for home improvements or debt consolidation.

How to Decide: A Step-by-Step Approach

Making the final decision does not have to be overwhelming. Follow these steps to narrow down your options:

1. Check your eligibility: Obtain your COE if you are a veteran. It is free and takes about 15 minutes online.
2. Review your credit score: Pull your credit report and check your score. If it is above 620, both loan types are possible.
3. Calculate your savings: Use a mortgage calculator to estimate your monthly payments for both loan types, including PMI or funding fees.
4. Consider your long-term plans: If you plan to stay in the home for more than five years, a VA loan might save you more. If you are moving soon, a conventional loan could be cheaper.
5. Compare lender quotes: Use a platform like Express Mortgage Quotes to receive offers from multiple lenders and compare rates.

After you have gathered this information, you will have a clear picture of which loan aligns with your financial goals. Remember that a VA loan is a benefit you have earned, so do not overlook it just because the process seems unfamiliar.

Common Myths and Misconceptions

There are several myths about VA loans that can steer you in the wrong direction. One is that VA loans are only for first-time buyers. That is false. You can use a VA loan multiple times, as long as you have remaining entitlement. Another myth is that VA loans are slow and have strict appraisal requirements. In reality, the VA appraisal is similar to a conventional one, and the loan process can be just as fast.

Some people also believe that VA loans are more expensive due to the funding fee. While the fee is real, it is often less than the total cost of PMI over several years. For example, on a $400,000 loan, the VA funding fee might be $8,000, but PMI could cost $200 per month, which adds up to $12,000 over five years. The VA loan saves you $4,000 in that scenario.

Finally, there is a misconception that conventional loans are always easier to get. While they have no service requirement, they are stricter on credit and debt-to-income ratios. For many veterans, the VA loan is actually easier to qualify for and more affordable.

Final Thoughts

Ultimately, the decision between a VA loan and a conventional loan comes down to your personal circumstances. If you have served in the military, the VA loan is a powerful benefit that can save you thousands of dollars, especially if you cannot afford a large down payment. It offers no PMI, competitive rates, and flexible credit requirements. On the other hand, a conventional loan might be a better fit if you are buying an investment property, have a strong credit profile, and can put down 20% or more.

Before you commit, take time to compare offers from multiple lenders. Use tools like the mortgage calculator on Express Mortgage Quotes to see how different loan terms affect your monthly payment.
