Low Down Payment Mortgage Options That Save You Thousands

Buying a home feels like a distant dream when you picture a 20 percent down payment. The good news is that the 20 percent rule is no longer the only path to homeownership. Many low down payment mortgage options exist today that let you buy with 3 percent, 3.5 percent, or even zero down. These programs open doors for first-time buyers, repeat buyers, and even those with less-than-perfect credit. The key is knowing which option fits your financial profile and long-term goals.

This guide walks you through the most popular low down payment mortgage options, compares their costs and requirements, and helps you pick the right one. You will also learn how to connect with verified lenders who can turn your homeownership plan into a concrete offer.

Why a Low Down Payment Mortgage Makes Sense in 2026

Home prices have climbed steadily, and saving 20 percent of a median-priced home can take a decade or more. A low down payment mortgage shortens that timeline dramatically. Instead of waiting years, you can enter the market with a modest lump sum and start building equity immediately.

Rents continue to rise in most metros, and mortgage payments often rival or beat monthly rent for comparable properties. With a low down payment loan, you stop paying a landlord and start paying yourself through principal reduction. Even with mortgage insurance, many buyers find that owning costs less than renting within a few years.

Another advantage is flexibility. You can keep cash reserves for emergencies, furniture, or home repairs. Tying up all your savings in a down payment leaves you vulnerable if the water heater fails or your car breaks down. Low down payment programs let you preserve liquidity while still becoming a homeowner.

Top Low Down Payment Mortgage Options Compared

Not all low down payment loans are created equal. Each program has unique eligibility rules, credit score minimums, and mortgage insurance requirements. Here is a breakdown of the main options available through verified lenders on Express Mortgage Quotes.

Conventional 97 Loans

The Conventional 97, also known as the 3 percent down conventional loan, is backed by Fannie Mae and Freddie Mac. It allows qualified buyers to put down just 3 percent. This program is ideal for first-time buyers, but repeat buyers can also qualify under certain conditions.

Credit score requirements vary by lender, but most want at least 620. You will pay private mortgage insurance (PMI) until you reach 20 percent equity. However, PMI on a conventional loan can be canceled once you hit that threshold, which is a major advantage over FHA loans.

To qualify, you need a stable income and a debt-to-income ratio under 50 percent. Some lenders also require that at least one borrower be a first-time homebuyer, though Fannie Mae allows exceptions for those who have not owned a home in the past three years.

FHA Loans

FHA loans remain the most popular low down payment option for buyers with credit scores between 580 and 620. You only need 3.5 percent down, and the credit requirement is more lenient than conventional loans. If your score falls below 580, you may still qualify with a 10 percent down payment.

The trade-off is mortgage insurance. FHA loans require an upfront mortgage insurance premium (UFMIP) of 1.75 percent of the loan amount, plus an annual premium that typically runs 0.55 percent of the loan balance. Unlike conventional PMI, FHA mortgage insurance stays for the life of the loan if you put down less than 10 percent. You can remove it only by refinancing into a conventional loan once you have 20 percent equity.

FHA loans also allow down payment assistance programs in many states. These grants or second mortgages can cover your 3.5 percent down payment, making it possible to buy with nearly zero out-of-pocket cash.

VA Loans

Veterans, active-duty service members, and qualifying spouses can access VA loans with zero down payment. This program is one of the most powerful home buying tools available. There is no PMI, no minimum credit score set by the VA (though lenders typically want 620 or higher), and competitive interest rates.

The VA loan does charge a funding fee, which ranges from 1.25 percent to 3.3 percent depending on your down payment and whether it is your first use. However, you can finance this fee into the loan amount, so you do not need to bring extra cash to closing. Disabled veterans are exempt from the funding fee entirely.

VA loans also offer more flexible debt-to-income ratios and do not require a minimum down payment. This makes them the best option for those who qualify, as they combine zero down with no monthly mortgage insurance.

USDA Loans

The U.S. Department of Agriculture backs loans for buyers in designated rural and suburban areas. These loans require zero down payment and offer below-market interest rates. They are designed for moderate-income households, and the property must be in an eligible location.

USDA loans charge an upfront guarantee fee (1 percent) and an annual fee (0.35 percent), but both are lower than FHA mortgage insurance. The income limits vary by county and household size, so you need to check eligibility before applying.

If you are looking for a home in a rural area, USDA loans are an excellent low down payment mortgage option. Many small towns and even some suburban communities qualify, so it is worth checking the USDA eligibility map.

HomeReady and Home Possible

Fannie Mae’s HomeReady and Freddie Mac’s Home Possible programs are conventional loans with a 3 percent down payment. They are designed for low- to moderate-income borrowers and offer reduced mortgage insurance costs. You can use income from a non-occupant co-borrower, such as a parent, to help you qualify.

These programs also allow down payment funds from gifts, grants, or community programs. You do not need to be a first-time buyer, but you must complete a homeownership education course. The income limits are higher than USDA, making them accessible to more households.

HomeReady and Home Possible are often the best conventional option for buyers with strong credit but limited savings. They pair a low down payment with lower PMI rates, which reduces your monthly payment.

How to Qualify for a Low Down Payment Mortgage

Qualifying for a low down payment mortgage depends on several factors. Lenders look at your credit score, debt-to-income ratio, employment history, and available assets. Here is what you need to prepare before applying:

• Credit score: Most programs require at least 620, though FHA accepts scores as low as 580 with 3.5 percent down.
• Debt-to-income ratio: Keep your total monthly debts below 45 percent of your gross income for most loans.
• Stable income: Lenders want two years of consistent employment or verifiable self-employment income.
• Down payment funds: You need bank statements or gift letters to prove your down payment source.
• Property type: Some programs limit eligible properties to primary residences only.

Once you gather these documents, you can request quotes from multiple lenders. Comparing offers helps you find the best interest rate and terms, which can save you thousands over the life of the loan.

Down Payment Assistance Programs and Grants

Many buyers overlook down payment assistance, but these programs can eliminate the biggest barrier to homeownership. States, counties, and nonprofit organizations offer grants and second mortgages that cover your down payment and closing costs. Some are forgivable after a certain period, meaning you never have to repay them.

For example, the California Housing Finance Agency offers down payment assistance up to 3.5 percent of the purchase price for first-time buyers. Texas has the Texas State Affordable Housing Corporation, which provides similar help. You can find programs through your state’s housing finance agency or by asking your lender.

Combining down payment assistance with an FHA or conventional 3 percent loan can result in a nearly zero-cost purchase. However, you must meet income and purchase price limits. Your lender can help you determine which programs you qualify for and how to apply.

Mortgage Insurance and Its Impact on Monthly Payments

Mortgage insurance is a recurring cost that protects the lender if you default. With a down payment under 20 percent, you will likely pay either PMI on a conventional loan or MIP on an FHA loan. This cost can add $100 to $300 per month, depending on your loan amount and credit score.

For conventional loans, PMI rates vary by lender and your credit profile. You can request a higher interest rate in exchange for a lender-paid mortgage insurance program, which reduces your monthly premium. Alternatively, you can pay PMI upfront at closing to lower your monthly payment.

FHA MIP is standardized, but you can avoid it entirely by refinancing to a conventional loan once you have 20 percent equity. Many buyers do this after a few years of appreciation or principal paydown. Before you choose a loan, use a mortgage calculator to estimate your total monthly payment, including insurance and taxes.

Choosing the Right Low Down Payment Option for You

Your ideal loan depends on your credit score, military service, property location, and financial goals. If you are a veteran, VA loans are almost always the best choice. If you are buying in a rural area, USDA loans offer zero down with low fees. For everyone else, conventional 97 or FHA loans are solid options.

Start by checking your credit score and pulling your debt-to-income ratio. Then, use an online mortgage calculator to see what you can afford. Finally, reach out to multiple lenders through Express Mortgage Quotes to get personalized rate quotes. Comparing offers side by side ensures you get the best deal.
