VA Loan Limits: 2026 Rules and Borrowing Power

For many veterans, active-duty service members, and eligible surviving spouses, a VA loan is the most powerful home financing tool available. It offers competitive interest rates, no private mortgage insurance, and flexible credit requirements. However, one term consistently creates confusion: VA loan limits. Understanding how these limits work in 2026 is essential for planning your home purchase and maximizing your benefits. This guide breaks down the current rules, explains how they affect your buying power, and provides practical steps to navigate the system with confidence.

What Are VA Loan Limits in 2026?

VA loan limits are the maximum amount the Department of Veterans Affairs will guarantee for a home loan, which in turn influences how much a lender is willing to give you without requiring a down payment. The key change in recent years is that the VA eliminated the outright cap for borrowers with full entitlement. This means qualified veterans can borrow as much as a lender is willing to approve, without a down payment, for a primary residence.

However, this does not mean there are no limits at all. Lenders still set their own conforming loan limits, which are tied to the Federal Housing Finance Agency (FHFA) baseline of $766,550 for a single-family home in most areas for 2026. In high-cost counties, this limit can be higher, sometimes exceeding $1 million. Your entitlement amount, which is the portion the VA guarantees, is tied to these limits, and it directly affects your ability to take out a second VA loan or finance a property above the county limit.

In practice, the distinction between “no limit” and “lender limit” is crucial. While the VA no longer caps the loan amount for full-entitlement borrowers, your lender will still evaluate your debt-to-income ratio, credit score, and residual income. For jumbo loans above the FHFA conforming limit, lenders may require a down payment, even with a VA loan. This is where understanding your specific county limit becomes vital for accurate planning.

How VA Loan Limits Affect Your Purchase

Your entitlement is the foundation of a VA loan. The VA guarantees up to 25% of the loan amount, and this guarantee protects the lender against loss if you default. For most borrowers with full entitlement, the VA will guarantee up to 25% of a loan that does not exceed the FHFA conforming limit in your county. If you have used part of your entitlement on a previous loan, the remaining amount determines your ability to secure another VA loan without a down payment.

Consider a scenario where you purchased a home for $300,000 in a county with a $766,550 limit, using $75,000 of your entitlement (25% of the loan). If you sell that home and pay off the loan, your entitlement is restored, and you can use it again. But if you keep the home as a rental and want to buy another with a VA loan, you must have enough remaining entitlement to cover 25% of the new loan amount, or you may need to make a down payment to bridge the gap.

This is why knowing your county’s loan limit is not just a trivia fact; it is a practical tool for planning your next move. For example, if you are looking at a $500,000 home in a county where the limit is $766,550, you have plenty of room. But if you are eyeing a $900,000 property in a high-cost area with a limit of $1,000,000, you might need a down payment of $25,000 (the difference between 25% of the loan and 25% of the limit). Understanding this math upfront can save you from surprises at the closing table.

Full Entitlement vs. Partial Entitlement

The difference between full and partial entitlement is the single most important factor in how VA loan limits apply to you. Borrowers with full entitlement have never used a VA loan, or they have paid off a previous VA loan and restored their entitlement. These borrowers face no maximum loan amount from the VA, though lender restrictions still apply.

Partial entitlement occurs when you have an active VA loan that you are not selling, or you have defaulted on a previous VA loan and the VA has not fully recovered its losses. In this case, the VA calculates your remaining entitlement based on the county loan limit. The formula is straightforward: your maximum guarantee is 25% of the county limit minus the amount of entitlement you have already used. For example, if the county limit is $766,550, 25% is $191,637.50. If you have used $50,000 of entitlement, your remaining guarantee is $141,637.50, which means you can borrow up to four times that amount, or $566,550, without a down payment.

This calculation is critical for veterans who want to keep their first home as a rental property while buying another. It is also relevant for those who have used a VA loan in the past and are considering a second use. High-Cost County Limits and Jumbo VA Loans

In counties where home prices are significantly higher than the national average, the FHFA sets higher conforming loan limits. For 2026, the ceiling for high-cost areas is $1,149,825 for a single-family home. These elevated limits directly affect VA loans because they determine the maximum loan amount that qualifies for a full 25% guarantee without a down payment.

If you are buying in a high-cost county, such as San Francisco, New York, or parts of the Washington, D.C. metro area, you can often borrow up to the county limit with zero down, provided you have full entitlement. However, for loans above the county limit, which are considered jumbo loans, lenders typically require a down payment. The amount is usually 25% of the difference between the loan amount and the county limit, although some lenders may accept a smaller down payment with additional risk-based pricing.

To determine your exact limit, you can use the VA’s official loan limit lookup tool or consult with a lender who specializes in VA loans. At Express Mortgage Quotes, we can connect you with verified lenders who can run your specific numbers and explain how high-cost county limits apply to your target area. This is especially important if you are considering a move to a new state or county, as limits vary by location.

Strategies for Maximizing Your VA Loan Benefit

Even with the 2026 rules, many veterans leave money on the table because they do not fully understand how to use their entitlement wisely. Here are three proven strategies to get the most from your VA loan benefit:

• Check your Certificate of Eligibility (COE): Before you start house hunting, obtain your COE from the VA. It will state your entitlement amount and whether it is full or partial. This is the first step in any VA loan process.
• Consider a second-tier entitlement: If you have partial entitlement, you can still buy a home without a down payment if the loan amount is within the limit based on your remaining entitlement. Use a VA loan calculator to estimate your maximum loan amount.
• Refinance to restore entitlement: If you have an existing VA loan, an interest rate reduction refinance loan (IRRRL) can lower your monthly payment, but it does not restore entitlement. Selling the home and paying off the loan is the only way to fully restore it, unless you have a one-time restoration exception for a foreclosure or short sale.

Each of these strategies requires careful planning and current data. For example, a veteran with partial entitlement might assume they cannot buy a $400,000 home without a down payment, but if the county limit is $766,550, they may have enough remaining entitlement to do so. The key is to calculate your remaining entitlement before you fall in love with a property.

Additionally, if you are considering a refinance, understand that VA loan limits do not apply to IRRRLs in the same way. The new loan must be for the same property, and the amount can include certain closing costs, but the entitlement requirements are similar. Common Misconceptions About VA Loan Limits

One of the most persistent myths is that VA loans are limited to a flat amount, such as $484,350 from previous years. This is outdated. Since 2020, the VA has aligned with FHFA limits, and for most borrowers, the limit is not a barrier. Another misconception is that you cannot buy a multi-unit property with a VA loan. You can, but the county limit applies to the number of units, with limits for two, three, and four-unit properties being higher than for a single-family home.

Some veterans also believe that if they are denied a VA loan due to entitlement issues, there is no recourse. In reality, you can request a one-time restoration of entitlement if you have paid off a loan and sold the property, or if you have a qualifying exception. The VA also allows for a “substitute” entitlement, where a spouse or another eligible veteran can combine their entitlement with yours to increase the total guarantee.

Finally, many borrowers worry that VA loan limits affect their interest rate. They do not. The VA does not set interest rates; lenders do, based on market conditions and your credit profile. The guarantee does, however, allow lenders to offer lower rates than conventional loans because the risk is reduced. This is a significant financial benefit that can save you thousands over the life of the loan.
